Rental properties are a fantastic way to generate extra revenue. We actually manage nearly 750 rental properties, but there's always about 30 or 40 available for you to lease to generate some fast cash.

We're currently looking to hire three leasing agents to assist us with renting out these vacant properties.


You can go out and show a property, have people move in within a few weeks, and then get a paycheck in one to two weeks. It's very simple. You could do this while you're gaining skills and prospects in our sales business.

Also, these renters are often great candidates for buying a home, so it's a win-win situation if you can stay in touch with them in the long-term.

Is Earning 100% Commission Really the Best Option for You?

I know many of you agents are probably overwhelmed by emails from different companies bragging about the 100% commission concept and why it's so much better than a regular commission split. I just wanted to mention a few disadvantages about going the 100% commission route.

First of all, newer people in the business, or people without a consistent stream of business, won't earn as much with the 100% commission model. As a newer agent in the business, you definitely need the training, help, and resources that a company like Premium Properties can provide.


Second, with 100% commission, the broker doesn't get any part of the agent's commission. Therefore, the broker has no real motivation to help you close the deal. Will your broker respond to the call of duty and help you navigate any problems if nothing is in it for them? Typically, a broker like myself gets part of the commission from the agents on the team. I'm invested in every transaction here, unlike brokers whose teams run on 100% commission.

Finally, since the broker doesn't get any part of your commission under the 100% commission concept, the broker is selling and working himself. You would rarely see your broker or manager. At our company, we are here to help you. We are available by phone or email because I'm not competing with our agents to earn my own commission.

Today we are excited to talk to you about some exciting opportunities here at Premium Properties. We have lots of ways that we can help you and open up a new revenue stream in your business, but the one we are going to focus on today is rental properties. 

At Premium Properties, you have the ability to lease our rental properties. We have about 750 or so properties that we manage for owners who live out-of-state and out of those, there are always at least 50 or so units available for rent. The opportunity for you here is to lease our leftover inventory of empty units that are available for rent. 


It’s quicker money than a typical real estate sale. Whereas a home purchase could take months, most prospective leasees will want to move soon, so you can get paid on your commission in a matter of a few weeks. 

The other thing that’s going to happen when you are showing these types of properties is you are going to inevitably run into some great buying candidates. Maybe these people are thinking about buying in a year or two, or maybe they are just looking for a temporary space while they save up for a down payment. Whatever the case, staying in touch with them is important, because you are going to be the agent they remember when it comes time to buy.

The Key to Closing on a Listing Appointment

Today's topic is closing on a listing appointment. I'm sure most of you have been on listing appointments in the past, and I just wanted to talk about a couple important things going into that listing appointment.

The key to the whole thing is people want to do business with people they like and people they trust. When you go into that listing appointment, you want them to like you and feel good about you. You need to build rapport with the seller. As you walk through the house, talk about the home. Be sincerely interested. Make notes about the home, and really listen to what the owner's needs are.


Knowing the owner's goals is another key point. You also need to be able to speak to them clearly about helping them reach their goals.

Another piece of advice is don't walk out until you have asked for that listing about three times. One of the biggest mistakes that a lot of agents make is at the end of the appointment, they stand up, hand the sellers their business card, and say, "Let me know, thanks!" and leave without the listing. I would say that's absolutely the wrong way to go about the listing appointment. At some point in that presentation, you need to ask about the listing before you leave the house. If they say no the first time, start in on another topic that they are interested in, and build some rapport before asking again.

How Can Listing Agents Deal with Multiple Offers?

Hey everyone, we are back with part 2 of our series on handling multiple offers here in Orlando. Today we are going to focus on handling offers from a listing agent's perspective. We want to make you aware of a few things to keep in mind when you inevitably get put in this situation.

One thing you need to know right off the bat is that the best offer is not always the one with the best price. Yes, the highest priced offer is of course something to consider, but you also want to consider whether the deal actually closes. 


Take a close look at the terms, the contingencies, and don't just sign the contract because of the high price. You want to get top dollar, but you also want to close the deal in a reasonable amount of time. The longer a home is under contract, the more likely it is to not close.

Today, we discuss something we've seen a lot lately here in Orlando: multiple offers. 

Properties listed at $160K and under are often receiving multiple offers. When representing a buyer, we suggest writing a clean, concise contract if you are looking for homes in that value range. You want your offer to be to the point, typewritten so people can read it, and with as few, if any, contingencies as possible. Finally, you also need to offer the right price as well.


If the home is priced right and is in a hot market, you need to be competitive by submitting a competitive offer. How do you know how much to offer in these situations, you ask? Well, it really depends on how much the buyer wants the property. You at least need to come in at full price and above if you want to get your offer accepted.

How Do We Take the Load Off Our Agents?

Today, Jennifer Martinez, our transaction coordinator, is here to explain what it is she does here at Premium Properties! 

Jennifer has been with us since 1999, and has been a transaction coordinator for a little over 10 years now. The role of a transaction coordinator is to eliminate work for the agents. The agent will give a file of a contract to Jennifer, who will then handle some of the details of making sure the contract goes to closing. This frees up time for the agent to get more deals going.

Jennifer is responsible for scheduling inspections, following up with escrow, keeping deadlines on track, and continuing communication between both parties in a transaction in order to ensure the deal goes through. We started having a full-time transaction coordinator since 2005, when the market was incredibly busy, and we've had one ever since! 

We found that many of our agents were in need of an assistant because they had so much work to do. Instead of bringing on numerous assistants, Jennifer stepped up and took the load off our agents by helping them with some of the details of the transaction process. There are so many components to a real estate transaction that learning how to take a file from contract to closing is a difficult thing to do. Jennifer simply makes the process easier for our clients and our agents alike!

Our marketing team essentially acts as an assistant to the agents. We relieve the agent of doing all the duties a typical agent would have to do, which include developing a website, postcards, flyers, business cards, and other forms of marketing. We have a studio where we take professional photos of our agents as well. 

Everything an agent needs to get up and running in the real estate industry is provided by our marketing team. John teaches a variety of social media classes here Premium Properties, which cover things like Google+, Facebook, and Blogger, among others. He also teaches agents how to generate their own leads and drive them to their agent website, which they get for free!

How Our Relationships in the Orlando Community Benefit You

Building relationships is important in business, and so today I wanted to talk about how Premium Properties is building relationships throughout the community here in Orlando. 

One major relationship we've formed is with the Florida Hospital, a major employer in the Orlando area, and we've promised to give rebates back to their employees when they close a deal with us. As a result of this relationship, we've been able to close dozens and dozens of transactions.

Another special relationship that we've begun to form is with active duty military members and veterans. We offer them a 15% rebate, and we feel as if this is the least we can do for the brave men and women that serve our country. This is just one way that we've found to serve them back.

We also have strong ties with the lenders at Wells Fargo. They actually come in and do training with our agents, so this helps our agents, which in turn helps you when you decide to buy a home. Barry Miller Law is another partner of our business, and they come in and assist our agents as well.

Now that we've made it past the holidays and are into January, we've found that there are many homeowners who are looking to list their homes. This listing season will last through the summer, so there is no better time to start working on your listing presentation. Today, we want to share some tips to help make your listing presentation go as smoothly as possible! 

One of the most important things for you to do is come in prepared! You need to research the neighborhood, the property, the dollar amount it sold for previously, where school zones are, and the history of the neighborhood, among other things. You need to collect all the information you can that will help you walk into that presentation with full-knowledge of the property. 

When you come to a listing presentation, you need to be sincere, honest, and likable. People want
to do business with people they know and trust - if you come off as being phony, pushy, or overly aggressive, you're probably not going to get the listing. Maintaining eye contact and smiling are simple, but can make all the difference when giving a listing presentation. 

Something that's going to be a huge part of any listing presentation is knowing the comparable properties in the neighborhood. You need to be able to price a property according to the relevant data. Here at Premium Properties, we help you do just that. We offer an assessment called Toolkit CMA. Our marketing department uses Toolkit CMA to crunch the data of comparable properties and put together a professional-looking presentation that has all the MLS data, photos of the comparable properties, and charts and graphs. This is no extra cost to you, and is a great tool to have when you walk into a listing presentation. It will give you confidence, which is another vitally important aspect of a listing presentation.
