What's New at Premium Properties! - We have many new things we offer to our agents here at Premium Properties. We give each of our agents iPads to take with them to their listings, so that they are able to make professional presentations. We also offer free Premium Marketing for agents with high-end listings! This includes oversized glossy postcards, 3D VR scans of the property, your own property webpage, and a Facebook Ad campaign for that listing. Premium Properties is the place to be!

Is Earning 100% Commission Really the Best Option for You?

I know many of you agents are probably overwhelmed by emails from different companies bragging about the 100% commission concept and why it's so much better than a regular commission split. I just wanted to mention a few disadvantages about going the 100% commission route.

First of all, newer people in the business, or people without a consistent stream of business, won't earn as much with the 100% commission model. As a newer agent in the business, you definitely need the training, help, and resources that a company like Premium Properties can provide.


Second, with 100% commission, the broker doesn't get any part of the agent's commission. Therefore, the broker has no real motivation to help you close the deal. Will your broker respond to the call of duty and help you navigate any problems if nothing is in it for them? Typically, a broker like myself gets part of the commission from the agents on the team. I'm invested in every transaction here, unlike brokers whose teams run on 100% commission.

Finally, since the broker doesn't get any part of your commission under the 100% commission concept, the broker is selling and working himself. You would rarely see your broker or manager. At our company, we are here to help you. We are available by phone or email because I'm not competing with our agents to earn my own commission.

The Key to Closing on a Listing Appointment

Today's topic is closing on a listing appointment. I'm sure most of you have been on listing appointments in the past, and I just wanted to talk about a couple important things going into that listing appointment.

The key to the whole thing is people want to do business with people they like and people they trust. When you go into that listing appointment, you want them to like you and feel good about you. You need to build rapport with the seller. As you walk through the house, talk about the home. Be sincerely interested. Make notes about the home, and really listen to what the owner's needs are.


Knowing the owner's goals is another key point. You also need to be able to speak to them clearly about helping them reach their goals.

Another piece of advice is don't walk out until you have asked for that listing about three times. One of the biggest mistakes that a lot of agents make is at the end of the appointment, they stand up, hand the sellers their business card, and say, "Let me know, thanks!" and leave without the listing. I would say that's absolutely the wrong way to go about the listing appointment. At some point in that presentation, you need to ask about the listing before you leave the house. If they say no the first time, start in on another topic that they are interested in, and build some rapport before asking again.

Today our topic is being a full-service company and a full-service agent for your customer. That is really what customers are looking for today. They want a Realtor and a company that is knowledgeable about all different areas of real estate.

We have a property management department with over 750 rental properties. We're very in tune with rentals, investments, and investors. We help solve investor problems by leasing those properties and managing units for them.


We also do commercial real estate. We are involved with a business brokerage, so we can help someone find a space for their business.

We also have many partnerships with landscaping companies, electricians, and more. We have checked each of them out, so that our customers have access to credible businesses.

Being a full-service company is important. I think it's important to know all the different aspects of the business so that you can service your clients.

Today's topic is the current state of our market and how you can take advantage of it to further your career in real estate.

Right now, we have a very hot market here in Orlando. We're seeing an incredible amount of homes being sold, prices are up, and interest rates are still very low. In other words, it's a great time to be in the business!


If you have considered a career in real estate, or if you've just been doing it part time, now is the time to jump in with both feet! Leave your other job that's holding you behind and join a team that can give you leads right off the bat.
